What is a rent increase?

As landlord of a student accommodation, Xior is entitled to increase the (basic) rent annually, as stated in your lease agreement, by means of a certain rent increase percentage. This percentage depends on the type of lease agreement you entered into with Xior.

Which rent increase will apply to my rent?

The rent increase depends on whether you signed a non-liberalized lease agreement (free housing) or a liberalized lease agreement (free housing).

If the rent (as stated in your lease agreement) is higher than the liberalization threshold (rent allowance threshold) and it concerns an independent student unit, you have entered into a liberalized lease agreement with Xior. In other cases, you have concluded a non-liberalized lease agreement with Xior.

If you have concluded a non-liberalized lease with Xior (social housing), Xior is entitled to increase the rent in accordance with the maximum rent increase percentage, which is for 2026 4,1 %.

Xior will therefore apply the increase (i.e. 4,1 %) for the non-liberalized lease agreements as of 1 July 2026.

If you have concluded a liberalized lease with Xior (free housing), Xior is entitled to increase the rent in accordance with the maximum rent increase percentage, which is for 2026 maximum 4,4 %.

Xior will therefore apply the increase (i.e., 4.4 %) for the liberalized lease agreements as of 1 July 2026.

The rent increase depends on whether you signed a non-liberalized lease (social housing), a middle rent (mid-rent housing) or a liberalized lease (free housing).

If you have concluded a non-liberalized lease with Xior, Xior will apply the increase applicable at that time for the nonliberalized leases (i.e., 4,1 %).

If you have concluded a middle rent with Xior, Xior will apply the increase applicable at that time for the nonliberalized leases (i.e., 6,1 %).

If you have concluded a liberalized lease with Xior, Xior will apply the increase applicable at that time for the freesector housing (i.e., 4,4%).

When will the rent increase be applied?

Xior increases the rent on the 1st of July each year, as stated in the lease agreement. Xior may also apply the rent increase to lease agreements that have in force for less than a year up to the time of the rent increase.

Example:
A lease is concluded for an indefinite period with a minimum term of twelve (12) months, starting on 1 February 2026. On the 1st of July, Xior is entitled to increase the basic rent regardless of the term of the lease. In this case it is five months.

When must Xior inform its student tenants about the rent increase?

Xior informs its tenants about the rent increase with a notification period of minimum 2 months. A five-year limitation period applies here. This means that Xior can apply the rent increase retroactively, but with a maximum period of 5 years.

Example:
A lease is concluded for an indefinite period with a minimum duration of twelve (12) months, starting on 15 September 2026. On 1 July 2026, Xior is entitled to increase the (basic) rent. Xior informs the student before 1 May 2026 that the rent will be increased as of 1 July 2026.

How does Xior inform its students about the rent increase?

Xior informs its students (tenants) of any rent increases via e-mail. The e-mail to the students/tenants contains the following information:

  • The new rent amounts (including method of calculation);
  • The date from which the new rent must be paid.
